Orahovac is situated on the shore of Kotor Bay, 7 km away from Kotor and 5 km away from Perast.
The villa is situated on the seashore, below the main-road.
1.) The plot of land on which the villa is situated is the size of 850 m2.
The owner of the house automatically owns 230 m2 of the land. The rest of the land - 620 m2 has to be rented from the Orthodox Metropolitanate of Montenegro and the Littoral for 500 EUR annually. The contract of rent is to be renovated every year first of January.
2.) The villa is categorized as an old coastline palace. It is built out of stone, and has all the characteristics of traditional coastal architecture. Renovation is performed according to all the regulations of the Institute for protection of memorials, and, therefore, all the original elements of old architecture were preserved (oak joinery, authentic thresholds, windowsills, stone floor plates and a stone staircase).
The building consists of the ground floor, 1st floor and a tall attic. All windows are facing the bay.
There are a couple of annexes – each with own entrances; one consists of 150 m2, the ground floor, 1st floor and a tall attic. Another annex consists of ground floor and 1st floor with separate apartments of 45 m2 each.
There is also an open-air swimming pool 6.43 x 3.41 x 1.20 meters with all the necessary equipment – pumps, water-heaters, filters, cover etc.
The building has its own central-heating system and its own water reservoir of 5 m3.
There are two septic collectors of 28 m3 and 15 m3.
The living room, kitchen and the entire first floor of the villa is decorated with rare antique furniture. The floors are made of bamboo parquets. Staircase and fireplace have rare types of wood in them.
The total living space of the house is 230 m2 (hallways and terraces are not included) + frontal annex 150 m2.
Also the building has a small warehouse of 15 m2 in which all the technical equipment is situated.
There is also a private marina that adheres to the villa, which consists of two parts – one for swimming, and another for docking small ships and yachts.
